More good news out of the Baltimore real estate market as the Baltimore Sun reports, “Sales of homes in metro Baltimore jumped nearly 17 percent in August from a year earlier.” According to the Sun, the median home price for homes sold in August was $252,000, which was 5 percent higher than in August 2012, and the highest level since 2008. In addition, for the past 5 consecutive months, the region saw double-digit percentage gains in sales and new listings.
However, August did see a slight dip in performance compared to July, as sales were down 6.7 percent and prices were down 4.6 percent. However, the dip isn’t altogether unexpected for this time of year. Corey Hart of RealEstate Business Intelligence was quoted in the Sun as saying that the July to August decreases are most likely due to seasonal market trends, as June and July typically see high sales numbers.
Counties in the Baltimore region also saw increases in year-over-year median sales prices, with the exception of Harford County, which saw a 4.3 percent decrease. Median sales prices in Howard County reached $400,100.
